The other reviews you are reading are true. I was optimistic thinking the 5 star reviews were valid. How wrong was I. Your water will be turned off 1 - 2 days per month for maintenance. Now you may be asking, if the water is turned off does my water bill go down? Not at Orchard on Gilbert. Each time the water gets shut off, your water bill goes up. You have to pay three different water bills per month at Orchard on Gilbert: Sewer Water, Water Heating, and Water. Water bills at this complex run… on average $100 a month for a 1 bedroom with only 1 person in the unit. There are no meters for the individual units so the apartment complex can make up their own pricing for the water and electricity.

Next up the amenities at Orchard on Gilbert. You get a pool, hot tub, laundry mat, and fitness center. Now what they didn't tell you is there is a hidden golf course at the complex. While living there for only 12 months, they dug 9 different holes in the ground to fix plumbing issues. They are half way there to get a full 18 hole golf course with these plumbing repair orders.

How do you pay your bill for Orchard on Gilbert? They only take Cashiers Checks now. No personal checks, no money orders, no wires, and no cash. There is a hidden feature where if you pay your rent early you get charged 4 late fees. You may ask yourself, how do you get charged 4 late fees for paying your rent early? That is another hidden feature at Orchard on Gilbert. So make sure to get a copy of each cashiers check you give them, because they will come back and say 'oh we didn't get your payment'.

I didn’t listen to the other reviews but they are all true :( it’s not worth it. The hot water is always out. The staff literally change every month. They don’t fix anything. It will take months if you have a service request ever for serious issues.

The apartment's water system runs off a central boiler system. This means the hot water is shared by everyone, so you'll never have consistent hot water 24/7 nor a consistent temperature. This along with the system being old puts a lot of pressure on it causing a monthly break, which'll mean at least a couple days a month you will have to take not lukewarm- but 100% cold showers. When it was one of the cheapest places in Downtown, fine, it sucked, but whatever. But with them hiking the prices to… match all the others? I have lived here for 2 years with three different management companies and they have all been garbage. The apartments are completely overpriced for the size and not having a washer and dryer in the unit. The pool is never clean, the laundry room is always trashed and units always out of order.They tell you you save money by not having them in the apartment and not having srp but you pay just as much if not more due to the cost of doing… your laundry here and their price of electricity. Also, TRUST ME, only having ac for a certain time of the year when it is still 85° in the winter in AZ and only having the heater allowed during certain times is the worst way to spend your money on electric. Even though all of my neighbors have parking spaces next to their apartments mine is on the other side of the apartment complex. I have not used it once since I lived here but have to pay $11 a month for it. I am a single woman who lives by herself and works late hours at a restaurant sometimes coming home at 1 or 2 am and do not feel safe parking all the way over there no where near my apartment. all three management companies have refused to work with me on moving my parking space even though I called when I noticed two or three tenants near me moving out. They said there was absolutely nothing they could do all three times. Also had a bad bed bug infestation that I had pictures and proof of it being there before I moved in and they fought to try and make me pay for it myself and didn't follow the proper procedures to check neighboring apartments for them so I'm sure they are all over the place by now.You can 100% find a better, bigger, apartment in this area with a washer and dryer in the unit and an ac system that works year round for the same price.
