Manager is Fantastic!

I've spent the past year living in Cobalt on 32nd and have nothing but positive things to say. The neighborhood community and amenities are fantastic. The manager, Adrianna, has topped off the experience. She is super friendly and has the most positive attitude. She goes above and beyond to help the residents with anything and everything she can. As someone who moves often, my experience is management can be a make or break. Adrianna is hands down the best management I've dealt with. Highly... recommend!!!

Felt like a bait and Switch & Complete Inconvenience

This apartment complex does not have an apartment you can actually see before you sign your lease.

I signed my lease with this apartment complex while they were managed by a different management company. The apartment I was able to view was amazing. Feel in love with it and signed my lease.

Fast forward to move-in day, get to get the keys to my new place. Walk in and it smells like a literal ASHTRAY. The only thing done to try and eliminate the smell was new carpets. It's now 7 days later...
and I'm still inconvenienced by them trying to remove the smells.

Vendors arrive late and cause other vendors to cancel and extend the time of the repairs. The management company doesn't understand that this should have been fully taken care of before anyone was able to move in. Everything so far has felt so much like a bait and switch and I don't recommend it.

Speaking with other residents, they explained that this kind of service ONLY started with the new management company too. Currently NOT worth the price they are asking.

Poor management

I lived there for a year and wish I had asked more questions when I moved in. The former apartment manager delayed my move in because she said they had to treat some bugs from the former tenants. I wish I would have demanded another apartment. Within 6 months, I noticed german cockroaches emerging from out of the light sockets and in the kitchen. I had to pack everything up over the holidays so they could bomb the apartment. The new manager was cold and callous over the situation. I took the... first opportunity I had to leave when my lease was up. I moved out one year ago and wish that I would have called their corporate office over the incident. I loved the layout and garage of my unit,however. Parking for guests was also a problem.

BEWARE

Beware of reviews written before this last year. Less than a year ago a new company bought this complex and it has gone done hill VERY quickly and the new management is awful (and that is saying it nicely). The new property manager is very incompetent too. Since this new company has taken over, we no longer have maintenance come in and change the filters in our home (which the previous company did on a monthly basis). They no longer have pest control done on a recurring monthly basis (which the... previous company also did monthly). The pool is a disaster. They haven't even cleaned it once since they took over almost a year ago. There bottom of the pool is grimmy and I wouldn't dare go in the hot tub in fear of what is brewing in there - it is also very grimmy at the bottom. There was one occasion where a child had an accident in the hot tub so the new managements idea of how to address it was just to put a pool shocker in it - they never drained or cleaned it after. Disgusting. The complex itself (buildings/units) is nice (obviously since it is still fairly new); however, it too is small and there is little to no parking because residents park in the few guests spots there are left. This place is way too overpriced for what you get - especially with the new management. Too, be prepared for a nasty move-out. The guidelines are two pages long and I have never seen anything like them for an apartment. They recommend you get a "toothbrush handy to clean small places" and one guideline is to clean heater vents - I have never experienced anything like this in all the years of renting. Also, beware that all the residents are paying drastically different rent amounts even though they're in the same layout of apartments. There you have it - good luck if you move here - but I would not recommend it.

It's ok ...

The apartments are nice and have a lot of room, but the complex is small. There is not a lot of visitor parking, so residents park their vehicles in front of their garages. It makes it hard to get out sometimes because of too many cars in the way. The office claims that they are not permitted to do this, but no action is taken to correct it. There is only one maintenance person so it takes weeks to get anything done. The rent is high for what little you get, so I would say it wasn't worth living... here.
