INITIAL MOVE-IN COSTS: Upon application approval, a nonrefundable Holding Retainer will be required to secure the property and will be applied towards the move-in costs. The Holding Retainer amount is determined by the type of Security Deposit option you choose. Applicants can choose between a traditional Security Deposit which may be 1.25 times the monthly rent but not greater than 1.5 times the monthly rent (75% refundable) or a Security Deposit Alternative program (only available on long-term leases of 12 months or more). RECURRING MONTHLY COSTS: There is a 4.9% Rental Tax/Administration Fee.     Poor management- deceitful ads- renter beware.

    I rent from OnQ at The Maxwell on Longview, and for the following reasons don't recommend renting from an OnQ property (or at least The Maxwell).

    The apartment my partner and I saw was advertised by OnQ as having 2 parking spots. After applying (and paying over ~$100 application fees ($50/person)), and putting down deposit money ($1375), they shared the lease. Only 1 parking spot was listed. We called to discuss, and OnQ refused to refund the fees and told us that another one of their ads for
    the same property stated only 1 parking spot came with the apartment. OnQ said THAT ad was the correct ad. I do not know how we were supposed to know, and “renter beware”- they may do the same thing to you. Since we were on a deadline and we already spent so much money on the application we decided to go forth, regretfully.

    My partner and I each have one car, and my car has been vandalized twice (with police reports, $3,000 damages per incident for $6,000 total) while parked on the street. The apartment itself is gated, but the street/area is pretty bad and has a lot of foot traffic and property crime. I have tried unsuccessfully since moving here to get another parking spot but have not gotten one. The assigned property manager did change, so I imagine some of that is due to the transfer of responsibilities. I empathize with that difficulty, but still don’t think it’s appropriate given the original ad we saw clearly offered 2 spots.

    I hope the property management would step up and make this right by better managing new parking vacancies, but they haven’t so far. I will update this review if anything changes. The apartment suits our long-term needs overall but with the parking issue I will probably look elsewhere when the lease expires; I can’t stand the expense and stress of my car being vandalized on the street due to their deceptive ads and lack of responsiveness.
