District at Duluth Apartments

Its a nice location with some great amenities, but not sure if its worth the high costs and hidden fees. I understand you have to be charged for lightning and clean up and whatnot, but if we are going to be paying multiple hidden fees this place should be amazing. Mail room always filling up with people forgetting to get their stuff, prime spots of parking deck taken by dormant vehicles that never move, elevators going down, folks are doing construction at night? The ammenities and community are great! Peaceful and great location! Conveniently located near downtown and the apartment is spacious and clean.

Great community, but we have not had any amenity areas available to us for 6 plus months and counting. Our upstairs neighbor with dogs seems like she lives in our apartment due to the thin walls.

The renovation is going to be nice but I must admit that it has taken much longer than once conveyed. We haven't gotten to use the amenities in the clubhouse or until recently the gym. The pool and clubhouse are still closed until renovations are complete. We have not been able to grill out nor have we been able to use the fire pit and all of this started the day after Labor Day in 2025. We are approaching the middle of March 2026 very quickly and I suspect it will take until the end of March or... sometime in April before we regain these amenities that we have not been able to use, yet are still paying for month in and month out. That said, the local management structure in the district leasing office is top notch. Further, we have had nothing but very pleasant experiences with the maintenance crew as well. The office staff and maintenance crew are friendly, kind, courteous and on the ball. Not real impressed with RAM though. I'd say all in all, just a fair experience thus far. Read More
