    Overall Property Condition Many of the following issues have persisted for an extended period of time, and it is frustrating to see a lack of consistent attention and meaningful solutions.

    Pest Control: There are an excessive number of cockroaches throughout the property at night, particularly near the stairwells but also in the hallways. Additionally, there are wasp nests in the stairwells and hallways that remain unaddressed. Even when nests are vacant, they are not removed or cleaned up. If    … pest control is on site every week, why are they not treating the ongoing cockroach problem? This is unacceptable and raises concerns about the overall attention being given to pest control and resident safety.

    Hallway Cleanliness: The overall cleanliness of the hallways is atrocious. The hallways appear to be blown out but are never properly power washed. Blowing out debris is not an adequate substitute for routine deep cleaning, especially when the hallways are visibly dirty and stained. Regular power washing would make a significant difference in the appearance and sanitation of the property.

    Trash Policy Enforcement: There appears to be little to no enforcement of the property’s trash policy. Residents leave trash outside their doors as early as Friday for pickup on Sunday, meaning trash sits in the hallways for days. During the summer, the trash bakes in the Texas heat, creating an unbearable smell throughout the hallways.

    Additionally, many residents do not use the designated black trash cans, resulting in spills and leaks throughout the hallways. These spills are frequently never cleaned up, either by the residents responsible or by management. This contributes significantly to the filthy condition of the hallways.

    I would like to understand how the trash policy is actually being enforced. If trash pickup occurs after office hours, how is management verifying that residents are setting their trash out properly and using the designated trash cans? How is this policy being monitored over the weekend? A policy is ineffective if it is not consistently enforced. Furthermore, regularly power washing the hallways would help address the buildup of dirt and residue that has accumulated over time.

    Jason Gate: There needs to be a better, more reliable solution for the Jason gate. We live in Texas, and extreme heat is not an unexpected or temporary weather condition. If the gate’s sensor is being affected by high temperatures, then a system capable of withstanding t
