We have lived in 2 different units over the past 2 years and we will be moving out at our lease end in June. I have dealt with a lot of issues living here and my experience has not been very good. Modera charges a lot of fees that are not discussed when signing the lease. They charge a $2 HOA fee, last time I checked this wasn’t a neighborhood of homes.
One big issue I’ve dealt with is the office staff being dismissive and condescending. I paid the $1,000 transfer fee which I would have been... okay with paying if there was transparency that the fee is $1,000. I have 3 emails stating the fee was $500, then $750, then $1,000. I politely emailed the office asking for a partial refund of $500 due to transfer fee discrepancy. They told me no because they said they have written acknowledgment that I agreed. I emailed back asking for the document to be sent to me and have not heard back in over 2 weeks. If I receive the document I will leave the issue alone.
When we first moved in there was a very unpleasant smell that was so bad it woke us up in the middle of the night. We dealt with this smell off and on for approximately 3-4 months. Finally the issue was resolved. Now our a/c isn’t working and I understand that these things happen but, things happening multiple times, months apart tells me that the maintenance of the building is not maintained properly or well. For now the maintenance tech did install a temporary window a/c unit but it was a hassle for me because I had to move furniture around in order for it to fit somewhat. I will say this, maintenance does respond to maintenance requests quickly and they are helpful.
Modera Frisco Square is marketed as a “luxury” community, but it doesn’t feel that way. The quality of the property has gone downhill. The parking garage gates frequently break, and last summer the manager said the hallway carpets would be cleaned and the walls repainted, which still hasn’t happened.
