Trash everywhere
Multiple issues but like mattress on 3 floor has been outside for a month and this water heater has been here for over a week, left behind by maintenance.

Currently soon to move residents
A beautiful decorated cake with a rotten taste. Maintenance will not repair rather repaint or paint over. There are police and fighting often. Trash everywhere and roaches are bad really bad in the AC and water leak areas. Communication between maintenance and front office is bad they never are on the same page. From the outside it’s looks nice but would not recommend

Awful from the get-go
Our experience at Mozaic began with the spotting of numerous roaches in the apartment within the first month of our living there, and our apartment ending up flooded twice as the maintenance workers working on the unit above didn't know what they were doing and flooded our apartment...through a hole in our ceiling around the fire sprinkler that was never fixed despite us having put in a work order and letting staff know on numerous occasions.
We've had a slew of issues since, including more... roaches, packages being stolen from our doorstep, the lock on our mailbox breaking (twice), the electricity not working properly, and the stove malfunctioning.
On the topic of packages, I spoke to a USPS worker who told me that by policy she can no longer deliver directly to units since there were too many complaints about stolen goods.
When we first started living at Mozaic, there was a very nice and helpful worker at the front desk who would always do his best to promptly address issues, but I haven't seen him around lately. There have been a number of staffing issues at Mozaic especially recently as I'm writing this review, and they have next to no maintenance crew left. Work orders are going unanswered and the only thing the front desk has to say is that they're working on their staffing.
My only hope is that the manager of the property was replaced as part of the staffing changes, as she was generally reviled by most of the staff (including the USPS worker who told me that though she had spoken to her about the stolen packages and broken security boxes on numerous occasions had done nothing about them) and other tenants.
I could go on, but needless to say my experience with Mozaic has been a very negative one.

Decent place for the price however....
Reasonably priced, decent place to live. However, watch out for all the homeless as there is a shelter on the side street and they seem to gather there everyday.
Depending on which way you are facing, you may hear them shouting and singing middle of the night.
Management has been so-so, if you have any concerns, it may take them days or weeks to fix. When we stayed there, it took them 3 weeks to finally bring us a new dryer and all we got was just a verbal thank you for your patience.
The... maintenance team is super nice and hard at work to keep the place tidy but watch out for dog poos. No matter how hard they try, residents do not pick up after themselves at all.
Upon move out, watch out for penny pinching. They will find any way possible to charge you for things you didn't think should be charged. When we moved in, blinds were already broken and never fixed but they charged us for that at the end as an example. They will also not do the move out inspection with you, but do it on their own time by themselves so you have no way of defending yourself at all.
There are better places in the are to live for the same price.

Good central location, needs some updates
Mozaic was a nice apartment complex, fairly quiet neighbors. All maintenance requests were handled in a timely manner and good basic amenities (pools, grills, clubhouse, movie checkouts). The office staff were always kind to us and helped out with any questions. The location of this complex is central without having to be in the midst (and price) of downtown. Walking distance from local shops, coffee, and food. The homeless population is present on one of the side streets, but understandable... since it’s off the street and shaded and we never had any issues as they mind their own.
Downsides: if you live at the front of the complex, you will hear sirens throughout the night since it is on a major street. The appliances are older and there is a good amount of carpet so make sure you thoroughly check and note EVERYTHING on your move in sheet. It was my first apartment so I made the mistake of not noting every move in flaw as they are very thorough with their final walkthroughs. So even if it wasn’t in great condition when you moved in, if you don’t note it on that move in walkthrough you will get dinged for it upon move out.
Otherwise we had no issues and it was a great first apartment.
