Willis Avondale Estates Apartments

The garage gates are constantly broken, the elevators are often broken, the key fob is required to navigate everywhere and it didn't work one night when I got home late and couldn't enter the building, the garage entrance strips broke and we had to resubmit all information to get them up again.
Now, I can't log in to the website to pay rent because the captcha won't stop going....the manager contact link doesn't work at all. The fire alarms went off at least four times at all hours within 10... days traumatizing me and my cat. Management offers no accountability or responsibility. Just keep charging us junk fees like paying $25/m for electricity in the common areas- we have no control over the temperature in the common areas. Read More

I have lived here since 2019. In the last year, Willis has become unlivable. I don't know who the manager is because the team seems to change every month. This means that there is no accountability from anyone. No one responds to your emails or queries. Most recently, for the past week, the alarm has been going off at all times of the day, night, and morning, making the residents evacuate for 30 min up to an hour (today, it was at 3AM). Further, every time the new management team comes, they... implement new policies that add to the cost of living, and then they leave. In the last year, they completely overhauled the parking system; in addition to the changes, the residents now pay for parking; they made it a requirement for everyone to use one specific internet provider (and at a high rate); they started charging residents for common area electricity bills, including the swimming pool. My bill went from about $25/month to $100, overnight. Other services have significantly gone up in price, including trash (yet they provide less service; for instance, the building no longer has a recycling program), pest control, and all other kinds of fees. The community is very convenient to a lot of places and the interstate; however, with the frequent turnover in property management companies have brought about many unpleasant feelings about this property. I’ve lived at Willis over 5 years and each company adds new chargers, AFTER my lease is signed. These fees were not included specified when I signed ; however, they were added. I was shocked to see an additional charge for parking. I was never charged for parking, it’s not list on my lease,... and now, I’m charged $25 a month per car for parking where I live. Also, the company now charges for shared common space monthly, and insurance which I have with another provider. These additional cost makes it difficult to want to renew my lease seeing how additional charges are added to a signed agreement. I have sent emails to the management company to express my displeasure and I’m still waiting for a response. Read More

The process was smooth and the staff were very accommodating,
I felt very welcome and I am very pleased with my decision.
I am excited to see what events are coming and the new interior improvements.

I want to take a moment to recognize Lamont and his new team for the amazing job they are doing. The improvements around the community are very noticeable, and it’s clear that a lot of effort and care is being put into making this a better place to live every day.

Honestly, some of the recent negative reviews feel very targeted and don’t reflect the reality of what’s happening here. No place is perfect, but the direction this community is heading in is positive, and it shows. Change takes time,... and it’s something people need to understand and be patient with.

If you’re truly unhappy, this might just not be the place for you—but for those of us who appreciate progress, it’s exciting to see. The community is coming together beautifully, and I personally love living here.
