The assistant manager and leasing consultant are…

The assistant manager Hunter and the leasing consultant Matt at Arlo Apartments are by far the best leasing staff I have ever dealt with in all my years of apartment hunting. From the moment I first toured the community, they made the entire process incredibly smooth, welcoming, and stress-free with their genuine enthusiasm, deep knowledge of the property, and unwavering attention to every detail. Hunter’s energy and expertise really stood out as he patiently answered all my questions about the... amenities, maintenance, neighborhood vibes in Rainier Valley, and everything in between, while going above and beyond to ensure I felt completely supported and informed. Matt was equally outstanding, walking me through the lease with clarity and professionalism, helping with every little follow-up, and making sure move-in was seamless. Their responsive, solutions-oriented approach turned what could have been a complicated experience into something truly positive, and it’s clear they both care deeply about the residents and the Arlo community as a whole. I would highly recommend Hunter, Matt, and the entire team at Arlo Apartments to anyone looking for a fantastic place to live in Seattle—they truly make this community feel like home.

Mail theft and odd heating system in my unit

Moved in March 2026 since then I’ve had issues with receiving mail, my packages are stolen and or tampered with, been having security issues with my cell phone signal and strangely my bank account was hacked. I don’t like to accuse people but how do you explain this? Lastly, most of the tenants here are not friendly or even polite enough to return a smile or greeting. I thought the last place I moved from was bad because of the crime in the neighborhood but at least I never had any packages... stolen. Well, hopefully the year will go by fast so I can move out of here. Till then, I just won’t order anything and wait in the lobby everyday for the mail carrier to receive my mail .

team has not identified any confirmed incidents of tampering or theft within the building, but we understand how frustrating and concerning these situations can feel. We strongly encourage residents to report any missing packages directly to the carrier and, if applicable, file a report with the appropriate authorities so a formal investigation can take place.
Regarding cell service and personal account security, these matters are typically outside of the building’s control. We recommend reaching out to your mobile provider and financial institution to ensure all necessary protections are in place.

Great Location and Staff

I’ve been living at Arlo Apartments for the past two years and overall, it’s been a fantastic experience. The location is hard to beat—close to everything I need in Columbia City. The staff truly make this place feel like home. John, the maintenance supervisor, and Trey, the Community Manager, are both outstanding. They’re responsive, professional, and genuinely care about the residents.

That said, no place is perfect. Parking could be improved, and unfortunately, some residents don’t clean up...
after their pets or follow basic community rules—like proper trash disposal or respecting the non-smoking policies. I see the staff working hard to manage these issues and constantly sending out reminders, which I can imagine is frustrating for them. It’s clear they’re doing everything they can to create a clean and respectful environment, but some of it just comes down to fellow residents being more responsible.

Utilities here can also be quite high, but I appreciate that Trey is actively looking for ways to help, even though it seems to be more of a city or ownership-level issue.

In short: the Arlo team is doing an amazing job, especially given the challenges. I really enjoy living here and highly recommend Arlo Apartments to anyone looking for a well-managed, friendly community in a great location.
